I'm currently in New York and looking of buying a home in Tampa, Florida either to rent or stay in the wintertime. Any advice from Floridians or real estate folks? What are the desirable neighborhoods in Tampa? Right now I'm looking at Tampa Heights or somewhere outside the city. Does anyone know of reputable contractors who can renovate with accessibility in mind? Much appreciated!

This doesn't answer your question but is something you need to factor in before purchase or rental. Check insurance costs. My daughter was looking at a nice home in Tampa. Beautiful white picket style. She found insurance was near twice the mortgage payment, monthly.Attack life, it's going to kill you anyway

I moved to Fort Myers two years ago from NE, Pa. I love it down here. the problem now is the cost of real-estate. Our area seen an increase of 30% in the last year and inventory is the lowest ever. yes insurance costs are high here but taxes are extremely low and no state tax.

We moved down 2 1/2 years ago now to Cape Coral and absolutely love it as Joe mentioned above, property values have skyrocketed actually our home has nearly doubled since we purchased it as new construction. The one thing I would suggest is going south a little bit further to be sure you're below the frost line Tampa still gets chilly but not bad.
Another thing if you're thinking about building at all plan on at least a two-year timeline it's taking forever currently my parents are building across the canal from us and signed their contract over a year ago should be wrapping up in January but since that time the build times have really increased.
I mean if you can wait I would wait for the housing bubble to burst a little bit, can't stay like this forever you're really going to overpay for what you buy in this market.
Our homeowners insurance is not bad at all we were warned about that when we started looking and is one of the reasons we chose new construction the older the home the higher the insurance and watch the flood zones were actually not in a flood zone where we are at we're in a raised area on a canal.

Right now I'm just in the planning phase. I'm trying to ask all the pertinent questions and gain contacts. Really, the idea of changing locations is terrifying! I've lived in NY my whole life. My family is here, not to mention all my doctors. I just don't want to buy a new construction that has cut corners and needs all sorts of repairs. That's what happened in the condo I live in now. Things in NY are getting crazy and restrictive. I may go down there for a few days later this winter just to get out of the cold and check out some neighborhoods.

i live in panhandle and its down right chilly. but i love where i live. my insurance and i am on coast in a flood zone like michael we had 10 feet of water under house. i am 20 feet in air. my in is 2850.00 a year and i have 10000 deduble. banker man said not to incur debt watch the first of year. housing here is slowing there are 5 house in area on market for 5 months last year we had nothing last a day. i love it here
